POLICIES and INFO

This page is so you get an idea of how we roll.  This will an incomplete but generally comprehensive look at our policies. Keep in mind we are a family cabin; our main goal is to give you the space to build a stronger more vibrant and strong family.

Policy at a glance
Here are some general and IMPORTANT guidelines for your stay.  One person violating this agreement may jeopardize your deposit in full and result in fees. It is your responsibility to have everyone in your group review these guidelines and ALL contracts before they travel to Utah and to the cabin!  
  • No Smoking Allowed. No Pets. No Hunting. NO FIREARMS, BB guns, Air guns.  No trespassing.
  • Alcohol is allowed ONLY WITH PRIOR APPROVAL.
  • No lewd or indecent behavior will be tolerated at all.  Have a great fun family time!
  • There is no “partying” allowed. This is a family cabin.  All guests must be registered and head count observed.  No loud interior or exterior noise. 
  • ATV and SNOMOBILES shall be allowed on the roads and not on anyone’s personal property.  At the cabin you must drive ONLY ON THE DRIVEWAY AREA. Alert us ahead of time if you plan bring machines. All violations are penalized. Ride only 8am-8pm and DO NOT TRESPASS.  You must pay a deposit for each vehicle and sign the attached document and abide thereby.
  • VERY Quiet hours are from 8pm to 8am.
  • Respect the neighbors. They all have the ability to report issues and violations.  Their witness account can reduce your deposit. They are our dear friends and may be yours as well.
  • No FIREWORKS or FIRES at ANY time YEAR ROUND.  Outdoor fires result in immediate arrest.
  • Speed Limit for all vehicles and off road vehicles is a maximum of 25 mph.
  • Please limit the amount of cars as possible.  Car pool!  There is absolutely NO on-street parking! Cars on the street will be towed by the Timber Lakes Association without notice; you pay all fees.  All cars must be parked in the driveway of the cabin you are renting.
  • Permit parking only in the parking lots.  You must have a permit to use ANY parking lot in Timber Lakes or you will be TOWED.  PARK ONLY IN THE DRIVEWAY or with a permit in a lot.
  • FOUR WHEEL DRIVE required October 1st-May 1st.  This cabin requires four wheel drive to access in the winter; 2wheel drive and chains are not enough.
  • Eat in the kitchen or dining room.  Food in other areas may result in extra cleaning charges or charges for damage from spills.  You must totally clean up the loft if you use it.
  • No Refunds; no reservation transfers last minute (45 days before). No Holiday alterations.
  • Bring your own firewood from town or arrange to buy ours.  We DO NOT provide it free.

Communication

Call your cell company and get and dial the update code for your phone so you get the newest service updates; this may dramatically improve your cell coverage up here; Verizon is *228Verizon has patchy coverage in Timber Lakes, few if any other companies work acceptably.INTERNET is available at the cabin if you paid for the hook-up, above is the log-in. PHONE calls are all long distance from the cabin except to other cabins or Kamas, a small town to the east. Bring a calling card to phone long distance from the cabin. CABIN ACCESS

SNOW SEASON: It storms with snow beginning in September, but roads are usually snow covered from late October until mid April. The ground is snow covered from mid October until early May, with freak storms with snow even into early June. That is the usual, though with climate change we guarantee NOTHING about the weather. Be Prepared! Bring 4x4, a shovel, boots and a tow-strap just in case! It’s pretty hard to shovel out a car in stilettos.

TWO WHEEL DRIVE/ PARKING LOTS:  If some of your party does not have four wheel drive and you are arriving between October 1 and May 1 they may need to get a parking permit to park in the lot inside the gate.  This pass is only good for 3 days. Mind you, they can't plow the lot due to cars and it often becomes a MESS. Bring a shovel if you bring a 2 wheel drive car! CABIN ENTRY: There is a round sign at the head of the driveway saying "The Aspen Moose" with ‘Wilbur’ our cartoon moose on it. The driveway is best entered while coming uphill and then down into the cabin.  If you try it from the other direction you are likely to get stuck. CABIN PARKING: Once at the cabin, park in the driveway. DO NOT PARK on the street. Do not park at another cabin. You will be towed without notice. There are several areas to pull off the circle drive. The circle may be tricky negotiating. DO NOT PARK in the driveway of another cabin, NEVER park on the grounds, don't pull a four place trailer into the driveway in the winter. Park it at a lot, park only 2 place trailers at the cabin. NO ATVs on ANY of the grounds. No SNOWMOBILES on any of the grounds!!!!  You will be fined. Neighbors will get paid to report you. TELL EVERYONE. no excuses accepted. IF YOU GET STUCK:  Please, please, please, do not dig huge holes in the driveway.  You will be charged for repair or clean-up of the driveway.  Get assistance. The driveway is packed snow in the winter and you may be driving on 2 feet or more of packed snow.  Spinning will not reach ground or traction.  Please do not make a mess of the packed driveway for the next group.  Call the snow removal company at ...  ADDITIONAL PARTIES arriving and they are after guard shack hours?  You can open the gate from the cabin by phone.  Have the party pull up to the gate; there is a hideous looking phone booth on the right.  Have them call the cabin (no cell service works at the gate, it is a "hole") and then you call from the cabin:

 SNOW REMOVAL:  We contract the driveway to be plowed, it should be done by 5pmthe day of the storm and done by 4pm the day you arrive.  There is a snow removal company on the mountain, they can assist you if you are stuck; they may be reached at ..................... If you are planning to leave and have a plane to catch PLEASE schedule this with the snow removal company by calling the number at the cabin listed for our contractors, there may be a charge for special services that would be arranged by you with them. RECOMMENDATIONS:  In the winter bring a tow strap, a shovel, gloves, jackets and boots.  This is a mountain that was never created for winter travel in vehicles; the roads may be in ANY condition. The do get plowed, but do they send out notices if the plow breaks? Nope. Be Prepared Boy scouts and Non Boy scouts alike!  If you see someone else stranded ask to help them, that's the thing to do up here. Don't bring a four place trailer in the winter.  I don't care how good you are driving them, EVERY YEAR one get destroyed, dozens are stuck and even block roads for hours. They go where ever they choose on ice.Bring your swimsuits for the hot-tub. DEER: Watch for deer between Heber and the cabin, there are HUNDREDS that cross in the fields / canyon area, at all hours too, and they are magnetically attracted to vehicles. Obey speed limits; keep a watchful eye even in the day time. THE CABINHEAT: The cabin may be 50 degrees when you arrive in the winter; we doo contract to have our cleaners turn it up but just in case… In the winter there are FOUR thermostats to turn up.Great room; kitchen; lower master; upper master.  Turn all four up to 69. This is a hydronic radiant system; it will keep getting warmer with time. It will take a while, but if you crank it too high it will soon be 85. FYI.  Every day at 11am the heat resets itself to 50.  So no need to worry the day you leave.In the spring and fall the system may be off when you arrive, a little switch on all four thermostats. In the summer the system is off. We have fans for the warmer weeks in late July /early Aug. ROOF:  We have a metal roof, so in the winter snow slides off.  This may sound like common sense but you and your kids can be killed by the sliding snow. There are piles of snow around the cabin where it slides off; do not ever allow your kids on the piles because the roof may shed snow at any time killing or burying anyone on the pile.  GAMING:  We have several gaming systems and games for them.  If your group uses the gaming systems PLEASE take care of the discs and put everything neatly away.   FIREWOOD:  Bring your own; our is for emergencies (not your “emergencies” of forgetting to buy it in town) VIPs:  We have a VIP guest program, you become VIP by invitation; it is based on  being a loyal return guest who takes care of the place.  VIPs get access to a great array of gaming accessories, games and the things generally too expensive to have open and available to general public.  There are other perks as well for VIPs regarding check in times, wireless, etc..  SLEEPING:  Depending on your group demographic you may want to bring earplugs to sleep.  If you have a lot of babies the cabin may be noisy.  It is very quiet in the cabin otherwise and we turn on white noise overnight for the kiddos to sleep better. You can get white noise by turning on the cabin radio in the lower front bedroom, hit a preset station that is all static, then adjust the volume in your room to the level you want.  Babies love it too. KIDS: It goes without saying- keep an eye or two on your kids. We do not remove hazards- this is the woods; this is a cabin. There are PLENTY of places to have fun, and probably just as many or more to get hurt. Keep kids away from animals. Do not let them hurt the squirrels or anything else. BB guns and the like are not allowed. You come to the cabin at your own risk. SUPERVISE your kids, especially those prone to accident and too much curiosity!  If they are injured I do not recommend local healthcare- Primary Children’s in SLC is worth the drive having used the local facilities ourselves. SUPERVISE! NEIGHBORS: Please remember the neighbors are our friends, they know how you should act and let me know of problem guests.  You will not only jeopardize your deposit, but black listed (problem) parties have their entire group name list shared with other cabin owners in Timber Lakes so they don't come back. A copy of all this paperwork is in the binder on the counter. CHECK OUT:CHECK OUT: Out time is 11:00am local time. Our cleaning crew usually is arriving a few minutes after 11, so if you think you will be late call and purchase a later check out, it is cheaper than the fine for checking out late.  They are paid if they sit and wait or if they drive up and you are still there, so please mind the 11:00 out time. WHEN YOU LEAVE: You need to take your trash down when you leave; pick up outdoor trash as well.  Please do your own dishes and broom clean the cabin.  The trash dumpsters are just inside the gate at the entry to Timber Lakes.You need to mail back your opener, ATV/snowmobile permits, the keys and the questionnaire all get mailed; the mail house is across from the garbage area. Failure to mail the keys, passes, etc. (by leaving them at the cabin, etc) will result in a charge as well as any additional applicable charges if they do not make it back to us (as outlined in the contract).You need to lock up and broom sweep, just don’t leave the cabin a mess.  Please start a load of towels in the washer too.
